You are driving down a residential street in a private subdivision. Suddenly in your rear-view mirror you see oscillating yellow and white lights and realize that you are being pulled over. You stop and step out of your vehicle, but the officer tells you to get back in your vehicle and stay there, and you comply.

ABSTRACT Private communities, many of them gated, are the predominant form of new housing construction across much of the United States. The rapid spread of this institution is driven by structural forces such as rising land costs, local government fiscal constraints, and consumer preferences for security and control over space."

This article offers a broad conceptual framework for understanding the rise of commoninterest housing developments (CIDs), including gated communities, townhouse and condominium projects, and other planned communities.

    Evan McKenzie, JD, PhD
explores emerging trends in private governments and competing schools of thought on how to operate them, from state oversight to laissez-faire libertarianism. The most common analyses see CIDs from a neoclassical economic, positive point of view. HOAs, this strain of analysis maintains, are more efficient and frugal than municipalities. And what could be more democratic than government of the neighbors, by the neighbors?
    Evan McKenzie, JD, PhD
Published by Yale University Press, this book received the Best Book on Urban Politics Award from the American Political Science Association. It outlines the history of CID's (Common Interest Developments, often known as Homeowner's Associations in one of their various forms) and shows why they exist and continue to proliferate...

This is the consummate source of LEED information for anyone in or entering the construction industry. Unlike other LEED books that focus on the totality of LEED compliance, this one-of-a-kind resource focuses on the narrower topic of construction-related requirements. It offers detailed explanations of the rational for each construction credit, as well as strategies for achieving LEED compliance. With a clear, logical organization, the book will serve as a valuable constructor reference at the beginning of a project, as well as a useful step-by-step guide through the duration of the project.

  • 10/30/2012 · Real Estate
Throughout the country, real estate agents are celebrating the wonders of sending contracts and disclosures to their clients electronically. The paperless transaction has become an admirable and reachable goal with the unintended side effect of increasing risks in real estate transactions.

    11/4/2011 · Real Estate
Much of an individual's success as a real estate broker or salesperson is built on the good reputation he or she develops with buyers, sellers, affiliates and other licensees. Staying on a steady course, however, is not as easy as it seems. In fact, licensees may actually lose business, particularly with sellers who do not want their agent to disclose everything he or she knows about the subject property.

    9/29/2011 · Real Estate
Licensees cannot practice real estate in a vacuum; knowledge of real estate laws, codes of ethics, agency relationships and disclosures all merge together to give them the basis from which they may effectively practice their craft and continue to build competence and confidence.
